Keep water out where roofs meet walls

Flashing works by directing water over a series of overlapping surfaces. At a sidewall, individual step-flashing pieces work with the shingle courses. An upper flashing or wall finish protects their raised edges. When one layer ends behind the wrong surface, water can enter even though the joint looks sealed from above.

A bead of caulk can have a place in a specified detail, but it cannot replace missing overlap or a loose metal connection. If the underlying piece moves, splits or ends too low, more surface sealant may only cover the evidence until water finds the opening again.

Repair begins with the detail itself: how the water arrives, what is supposed to turn it away, and how the metal is attached. The scope may include lifting shingles or releasing a wall finish so the repaired connection can go behind the right layer. That access work is part of rebuilding the joint, not an unrelated extra.

Sidewall
Step flashing rises against the wall while successive pieces overlap with the shingles. At the lower end, runoff must leave the wall safely.
Siding clearance and wall weather protection matter. A roofing repair cannot compensate for water entering higher behind damaged siding.
Chimney
Base flashing meets the roof; counterflashing protects its upper edge against the chimney. Corners and the uphill side must divert runoff.
Cracked masonry, a damaged cap or water through brick can require masonry work as well as flashing. Both routes need to be distinguished.
Pipe or vent
A shaped base integrates with the covering while a collar seals around the penetration.
A split collar differs from a poorly lapped base. A leak within the pipe or equipment itself belongs to the appropriate trade.
Roof transition
Metal or membrane details bridge changes in slope and covering.
The lower roof’s material and slope determine the connection. Extending shingles onto an unsuitable low slope does not solve the junction.

Rebuilding a flashing connection

  1. Open the joint to understand it

    The outer seal can hide the arrangement beneath. We establish which covering or wall pieces must be released, then examine the base and adjoining layers. Damaged wood or wall material can extend the scope and should be explained before it is covered.

  2. Replace the failed detail

    The new piece needs the right shape, overlap and attachment for the location. At a wall, that can mean successive step pieces rather than one exposed strip. At a pipe, it can mean replacing the boot and rebuilding its connection to the surrounding shingles.

  3. Restore the surfaces around it

    Shingles, underlayment and the wall finish must discharge water onto the next layer. A repair ends only when the surrounding work is reinstated. Visible new metal or a shingle color difference should be discussed where the repair meets older material.

Can you just reseal the flashing?

If the selected detail calls for sealant and the metal, attachment and overlaps remain usable, resealing may be part of a limited repair. Missing pieces, torn metal or incorrect laps need reconstruction. The condition of the joint decides which approach fits.

Does water by the chimney always mean bad flashing?

No. Water can enter through the chimney masonry or cap and show up near the same area. Inspection should distinguish those paths. Roofing and masonry repairs may need to be coordinated when both are involved.

Will the replacement flashing or shingles look different?

New metal and shingles can contrast with weathered material. Product availability and the necessary repair boundary affect the result. We discuss that appearance difference alongside the work needed to keep the joint watertight.
