TDI’s published example uses a $200,000 insured home, a 2% deductible of $4,000 and a covered whole-roof replacement cost of $10,000. It is an insurance illustration, not a roofing price or a formula for depreciating your roof.

Payment timing
An initial payment can be less than the eventual replacement-cost settlement.
Confirm the policy’s repair and documentation requirements for any additional payment, rather than assuming the first check describes the entire project budget.

A roof claim and repair sequence

  1. Address exposure and keep available records

    If the roof is open, discuss reasonable temporary protection and safe access. Keep available dated photos and receipts and follow the insurer’s instructions for documenting the loss. Avoid unsafe roof access to gather evidence.

  2. Have the roofing condition assessed

    The inspection and work discussion identify the affected covering, details and any concealed layers needing further investigation. Observed condition should be kept distinct from assumptions about what a storm did or what insurance will cover.

  3. Use the insurer’s claim process

    You report the claim and the insurer evaluates coverage and settlement. Ask it to explain deductibles, depreciation and any repair conditions. A roofer performing the work cannot also act as the public adjuster negotiating that same claim in Texas.

  4. Agree the permanent work and payment

    The roofing contract should describe the work and how changes are handled. Keep the contract price, insurer payment and owner responsibility clear. Chosen upgrades or uncovered work can increase the amount the owner funds.

Will insurance replace an old roof?

Age or ordinary wear alone is not a covered storm loss. Coverage depends on the cause, policy and facts of the claim. The roof may need replacement for physical reasons without the insurer paying for that work.

Can a roofer waive my deductible?

Texas law prohibits a contractor from waiving, rebating or absorbing a property policyholder’s deductible. Keep that obligation separate from the roofing contract and ask the insurer to explain which deductible applies.

Is my out-of-pocket cost always just the deductible?

No. Depreciation under actual-cash-value terms, uncovered items, policy limits and selected upgrades can leave additional costs. Compare the written roofing scope with the insurer’s settlement explanation so the difference is understood before work is agreed.
